Sinclair Hille Architects was commissioned to renovate this 1964 modernist-style building, including a new design to make the first floor more appealing and inviting to clients. The building was generally dated, institutional, cold and disorganized in layout due to years of tenant leasing turnover. Sinclair Hille Architects were asked to provide aesthetic warmth to the building and to bring organization to the various tenant spaces which were scattered throughout the building, typically adapted into prior tenant layouts.

To provide an open, visual connection through the first floor lobby, an existing workroom obstructing the primary axial view of the adjacent Foundation Gardens was relocated. A new benefactor wall, incorporating glass, aluminum, and black granite, was integrated into the design to replace the traditional brass donor wall.

The five-story building includes over 47,000 s.f. of office and community space. Floors one through four of the building are completely used for tenant leasing. The fifth floor is used for small-tenant leasing, with the majority of the space used as a community conference center. The basement is used for the mechanical room as well as some area for tenant storage.
