Promenade at Pioneers

NeighborWorks Lincoln selected Sinclair Hille Architects to master plan an affordable housing development on a ½-acre site near Union College in Lincoln, Nebraska. In an initial goal-setting session with the project team, a few key priorities were identified to guide the design process. These included creating a development that engages the neighborhood and its surroundings, stands out in the market, and meets the financial requirements to ensure construction and occupancy.


The final design features a 17,000-square-foot mixed-income residential development with 12 townhomes, comprising 7 market-rate units and 5 affordable units. These contemporary 3- and 4-bedroom homes will be filled with natural light, thanks to expansive windows and high ceilings. The open living areas flow seamlessly into gourmet kitchens, complete with stainless steel appliances, quartz countertops, and custom cabinetry. The dining areas are perfect for intimate dinners or larger gatherings. The primary suite offers a generous walk-in closet and a luxurious ensuite bathroom, while the additional bedrooms provide ample space, large closets, and the flexibility to serve as home offices, guest rooms, or creative spaces. Residents can enjoy thoughtfully designed front patios, along with off-street and garage parking for themselves and their guests.


The site plan presents a well-considered urban response, with half of the units fronting the public street and the others oriented toward the mid-block alleyway. The architecture reflects the character of the surrounding neighborhood while introducing fresh, distinctive elements. The development, known as The Promenade, also includes a 2,000-square-foot community plaza showcasing local art, tree-lined walkways, open green spaces, pedestrian paths, and public seating for gathering, all situated within the historic College View neighborhood.

I enjoyed working with SHA on the Canopy Street Project.  It was a very complex project which required both large scale design thought as well as a focus on small details. Their professionalism impressed me as well as all of the other clients in the project from restaurants, to hotel operations through condo buyers, SHA continued to move the project forward and solve problems with all in mind.  As a licensed architect myself I really appreciated their willingness to partner with me and listen to my design ideas while improving the direction time and time again. Quite simply, Canopy Street would not have been nearly as successful without SHA’s talented staff.
